    Lots of building work construction means dust and noise and heavy traffic. Taxis ridiculously expensive Very little acces to most of beach as beach clubs control access to most of it. That saidthe public beach is beautiful. Beware of touts trying to sell overpriced snorkelling trips- the fishermen themselves are much cheaper

    This place is for people who know nothing about life in the Riviera Maya, everything is overpriced from the smallest to the most expensive item. Taxi will rob you off of 500 pesos and swear this is the normal price but you can manage to get it for 350 if you are good hustler. You never have for you money in this town. their infrastructure are maxed out and there are 1000 more units being build monthly. The quest for profits has made this place go from paradise to an overcrowded rat bin. Cover charges for access to restaurants in the 1500pesos per person will make you irritated... It was mostly my last time there

    We stayed in downtown Tulum, and it was a nice central place to get around. Taking the collectivos was easy, and was how we got to places like Xel-ha and Xcaret. Both Xel-ha and Xcaret were great places to visit, and it was also enjoyable to visit the Mayan ruins in the areas. You can get to many ruin sites by collectivo, taxi, bus or by booking a tour, depending on your budget. There are many reasonably priced restaurants downtown with lots of great Mexican food and seafood. Those people looking for a beach vacation should book a hotel in the beachfront areas, as it is not easy to get from the town of Tulum to the beach. There is a lot of development happening and because of that some things are quite expensive (ie. taxis). Overall a good place to visit for a winter vacation.

    very touristy and expensive. it's the destination for influencers. it's wannabe boho vibes but hey charge 5x the acceptable for food, entrances in spots, drinks, and even the touristy sites. The wood statue every influencer posts on instagram is paid just to see. the beach access is also paid (isn't the access to the sea suposed to be free for everyone? they made the beaches private property which is insane). in gas stations they don't accept cards although the machines are there they are never available - another way to be corrupt. so it's a no no place to go, unless you wanna be stressed, feel robbed, or you really want those instagram pics.

    I was at a beach club and there was a cartel Shooting. One cartel member killed and a random woman from Los Angeles was killed by a stray bullet. I was 15 ft from the shooter. The night before I was stopped at a random checkpoint for the police. I was robbed of all my cash, about $350. I was threatened and told I would go to jail if I didn’t not allow the police to Rob me. Same night on my ride home I was pulled over by the same 2 police. I had no cash left. They threatened to take me to jail if I didn’t pay them now 3000 pesos. They pulled me over conveniently in front of an atm. Threaten jail and tried to handcuff me until I agreed to go to atm to get them cash. Be careful, the Cartel runs that town and owns the police. Beside that it was a great stay. Beautiful beaches and the locals are very nice, Chichen Itza was cool. Very expensive in the beach affordable if you stay in town.

    Tulum was nice but extremely expensive, it's literally a massive long road and no centre or heart so we were just walking up and down the road in the evenings which became tiresome. Tulum downtown is a taxi ride away but the taxis in Tulum are extortionate but the vibe downtown was very cool. It was lovely, but I feel that 5 nights in enough there. I'm glad that we went but the high prices were very off-putting, and I wouldn't go back. If I'd have known how expensive it was I probably would have chosen differently. The cenotes are amazing!

    I have traveled before to TULUM a year ago. Nowadays TULUM is another different town. So much tourism and everywhere you want to go you have to pay, inluding beach access. Public beaches you have to pay in the entrance (around 45 MXD) plus if you go with a motorbike another 100MXD to park. Do not rent a car, it is impossible to drive over. The street are totally in bad conditions also super narrow. Scooter or bikes are the only option. Also hotel zone are totally crowded, avoid this areas or carry with you 1000MXD at least per person.

    The hotel's location was great, as it was right in the middle of Tulum's Hotel Zone, providing lots of dining, drinking, and entertainment opportunities. We were pleasantly surprised by the room size, which was larger than what we had anticipated from the pictures. Moreover, the entire staff was extremely friendly and responsive, always willing to assist us with any requests. Considering that comparable options in the same area were twice as expensive, we felt that this hotel was an excellent value for money.

    Tropicalito a great surprise! Modern quiet rooms with fridge bar and private balcony, air-con and trendy decoration, swimming pool, common kitchen and access to the beach, on a nice location on the northern part of the Zona Hotelera, it is definitely a good choice and great value for money. The staff - Luis, Ivo, Dante and Enrique - is super friendly, always willing to help, a completely different attitude than the other places we saw in Tulum.

    Really enjoyed my stay, exactly what I needed after a lot of travel and beach time this place felt a bit like home away from home. Had all the things I needed, possibly the cleanest place I stayed in Mexico and has all the title touches that makes it comfortable as a place. Staff are really lovely and keep you updated on what’s app if you need anything or advice. This place is a hidden gem and great value for money in Tulum.

    The hotel is in a quiet area of Tulum, outside of the hustle and bustle of both the downtown area and the beach zone. Inside the walls of the hotel is like a jungle, with foliage everywhere. The rooms were nice and clean, and we really enjoyed having our own private pool. The living and dining area were very spacious and it was nice having the 2.5 baths. There were a lot of staff and they were all very friendly.

    I absolutely loved this hotel! the staff are wonderful and so helpful - they will happily book taxis for you to get to the beach/hotel zone. it’s clean and quiet, in a location that’s slightly off the beaten track which I loved! you can still walk or bike (or taxi) to the centre of Tulum or the beach as well though. the pool was quiet and never packed and the rooms were simple but lovely. would highly recommend!

    This place is more than just a hotel, it’s the best place in Tulum. It’s a community in the jungle and the staff make the place great. The layout is great, the beds are amazing and the facilities I love. The food is also incredible. Erick, Havi and the rest of the staff are worth their weight in gold, the yellow nest will be the only reason why I visit Tulum again! can’t fault it, I can’t wait to come back

    Hotel was super clean, modern, Staff Ricardo gave the extra mile with us , Jesus was extraordinary too. The breakfast was super delicious and included in the room rate is a plus. This was our third hotel in Mexico and definitely the best. Room is super comfortable and beautiful. Town is super close with a lot of Restaurants and shopping. Everything was perfect.     Location was great, close to the ruins and cenotes and shopping and eating in Tulum. They cleaned the rooms daily, the room has a mini-fridge to put water in, room size was adequate, beds comfortable and noise was not a factor even though hotel was on a very busy street. Their breakfast is complimentary and amazing! Staff were very accommodating and welcoming!

    This hotel is definitely going for the rustic beach posada style. The room was fairly clean and beds were fairly comfortable. The location is okay as well, right on Punta Piedra beach which has public access. But It is in the beginning of Tulum's hotel zone which about 25-30 minutes walk from Tulum's prime beach area.

    I really hate writing reviews but..... this is worth it. I travel all over the world in search for beautiful boutique hotels!     Our stay at Waves Tulum was beyond what we imagined... Honestly, we thought it was a "too good to be true" situation - considering the price was wildly inexpensive compared to other hotels in the area. But everything was great: the staff, the breakfast, the location, and the 5 pools! We had a great time!

    Location. It is very rare to find an affordable place at the Tulum Hotel zone nowadays. Staff was very friendly; breakfast, simple but good (fruit, toast with butter and jam, juice, and coffee). There's a parking for like 5 cars, you get shower towels, beach towels, toiletries and water bottles.

    The hotel is small but you fell like is 5 stars boutique hotel. Stuff is helpful, swimming pool is very nice, not huge but enough to cool down. Breakfast are on the roof, very cool views. Tulum is under constructions now. Noises are everywhere, even on the beach.
