The staff was exceptional...they offered us a glass of champagne while we were checking in. Our bed was turned down while we were out for dinner. Nobody does that anymore. When we were leaving, the valet offered us bottled water for the road.
Our room was large and immaculate. We appreciated the Nespresso coffee machine...and the complimentary bottle of wine.
They thought of everything to make us feel welcome.

The beach was great. The surfers were there early doing their thing. The kids could get in the water and use the boogie boards. They had a good time. We had a nice bbq and enjoyed the patio. The house was nice. We would avoid that house because its party city for the local teens. The beach does not close for them. They holler and make noise until 3:00am or later.

I was in Newport for work and stayed here because the Travelodge I had reserved (because it was less expensive) turned out to be a crack house. For the money, this place is too old. The "bath towels" are the worst of the worst. For the money, you're right on the fringe. Clean, but not clean enough. Old shower, old shower head, old floor tile. But the King bed was surprisingly firm. Good fridge, micro and TV. Decent amount of space. The place has the vibe of a dump without being a dump. There's a need to upgrade the bathroom and showers.

I would never stay here again!! No elevator so we had to walk upstairs and even the metal railing was very awkward!! No help with directing to our room which was down the outside walkway in the rain .. the room was cold and all the windows were left open so it was damp too .. the noise coming from a compressor or something was like a helicopter over the room all night long so neither of us slept !! The bed was so hard we both got stiff and I call them hot spots were your hip bone aches !! I heard other rooms flushing toilets or running water 🚿!!! It was our worst ever experience renting w bookings !! I’m asking for a refund or credit towards my next stay at I hope a nice hotel!!

Very nice, my wife and I went there to relax and take a break from work. We walked on the boardwalk and looked in the shops (there is an ice cream shop that has handmade ice cream which is wonderful), we sat on the beach and listened to the waves. There is a Mexican restaurant across from the inn that is very good and there is an Italian restaurant called "Mama D's" that is easily the best Italian food. There is a tattoo shop "Newport tattoo" that does very good work, and of course, several surf shops. We also went up to the Disney district to get some souvenirs’ for people we work with and have lunch at "Tortilla Joes" which is very good.

There are so many fun things to do here.
There are so many fun things to do here. You have some of the best upscale shopping in OC. You also have a wide variety of small boutiques and gift shops. There are all kinds of water sports. I love the fishing or whale watching tours. You can rent small boats, kayaks, paddleboards.
The possibilities are endless.
Location! Right across the street from beautiful beach that's not too crowded. My teenager loved checking out a bike fron the hotel. The side street is great to ride on so I didn't have to worry about him going alone and meeting us back on the beach. They had all different sizes of bikes. They had beach toys and towels you can borrow. My younger soon loved the giant Connect 4. There was a lot of space in the room. It was very quiet.
The biggest problem with the hotel is the location. It's good that it's very close to the beach, restaurants, bars and harbour. But the hotel is surrounded on all sides by busy roads you are a few feet from the road no matter what room you are in & the traffic noise is really bad. The room was small & the floor was covered in little ants especially in the bathroom they were crawling up the toilet.
Perfect location for surf school, surf, local food, do activities and come back to the hotel so convenient.
Love the history of the hotel and they’ve kept up with it. Wallpaper needs to be redone it’s peeling. They need to put putty on the frame that apparently fell and cracked. Towels and sheets can be freshened up.
We enjoyed our brief stay at this cozy hotel. It was nice to have such friendly and helpful service from the reception and to stay in a homey room. The bed was comfortable, the breakfast was fine, there's a roof-top terrace, and the beach is a 2 minute walk across the street.
Good part was the location, but there are many other rentals in the same neighborhood. Next time we want to stay in Newport Beach, we will look elsewhere. Thankfully we had a full slate of activities planned, so didn't have to do much in the unit except sleep.

Location was great, hotel is well appointed and very clean, I like the atrium that allows for a feeling of space, light and air when going to ur room from the elevator instead of long corridors without windows to get to one’s room.

It was steps from the beach. It felt comfortable and welcoming. The room and bathroom was plush! It was quiet despite being in the middle of the Newport Beachside activity. The staff was friendly. We loved it!

We chose to stay at the Holiday Inn in Newport Beach because of the excellent location. We were able to enjoy some great cycling and beautiful beaches. The room was clean and the bed was very comfortable.
