we booked the hotel just two hours before the arrival and did not expect much. But our expectations were exceeded - the staff was amazing, the location was superb and the room was very comfortable with all we needed. As the bonus - the shop is just across the street.

Secure parking. Nice balcony with partial ocean view. Spacious accommodations with all the utensils, etc. needed for meals. As non-coffee-drinkers, we appreciated the English Breakfast Tea. Fridge and hot water pot were working well. Clean, tidy, quiet place. Bed was comfortable, temperature control was good, and it was quiet for a good night's sleep. Conveniently located for a trip along the Great Ocean Road. Desk clerk was very helpful and and answered all our questions nicely.

The location is not in the centre of the city, but it is just fine if you have your own transport (you will have your own parking lot). The staff is superb, she is helpful and friendly which makes the stay comfortable. Tha facilities are good and complete (bed heater is very helpful in cold weather!). No lock for toilet and bathroom is a different culture for me (But I guess it's just fine in Australia?)
